GEC (Global Education City) is the largest student housing community in Metro Vancouver, with a portfolio and development budget exceeding C$1.5 billion. Currently hosting students at four locations with seven buildings fully operational, ten additional buildings at development phase to be completed by 2025.
GEC services out-of-province and international students, provides them with cost-effective and comfortable off-campus housing solutions. With flexible leases, fully furnished suites, and all-inclusive amenities, GEC offers better value than most university residences and private rentals.
GEC properties are strategically located at Downtown Vancouver (GEC Viva and GEC Granville), Cambie Corridor along the Canada Line SkyTrain system (GEC Pearson, GEC Marine Gateway), and Burnaby Heights (GEC Burnaby Heights) which is minutes away from Simon Fraser University, British Columbia Institute of Technology and Capilano University.
Student Housing Market
Metro Vancouver faces a significant rental housing shortage with a vacancy rate of approximately 2%. Due to the increased housing demand and rental housing shortage, we expect rapid growth and higher return from our housing initiatives.
As a member of the Global Education Communities Corp., reputable institutions like Sprott Shaw College and Global Education Alliance partner with GEC residences to engage in customer experience fully. International agencies refer students to Canadian schools, which requires housing for the student as a part of their educational experience.
Projected Growth
Since 2015, GEC has been growing exponentially, and the steady investment return has been very beneficial despite volatility caused by the pandemic. GEC’s B2B model partners with over 72 public and private educational institutions in Metro Vancouver and these partners enrol over 100,000 students each year into their system. GEC’s B2C platform enrols domestic students from across Canada and international students from 77 countries. The global market is large and is growing steadily year after year. GEC is poised to fill the demands with its pipeline of new developments underway.
Summary: 10 Projects, 15 Buildings, 7 operational, 9 under construction & development.
